TeraWulf and Anthropic Sign 20-Year Data Center Lease Deal

Digital infrastructure company TeraWulf has signed a 20-year lease agreement with AI startup Anthropic. The deal is expected to bring TeraWulf about $19 billion in total revenue over the full period.

TeraWulf will build a dedicated AI data center campus for Anthropic at the Justified Data site in Kentucky, USA. The campus will support about 401MW of critical IT load. It will be developed in phases, with initial use expected in late 2027 and full capacity by early 2028.

TeraWulf also announced it is selling its entire 50.1% stake in a Texas joint venture with Fluidstack. That joint venture, set up in 2025, was meant to build an AI data center campus with 168MW of critical IT load.
